Annual Audit 2024
I sent this email to the current board. I will let you know if any responses are received. Pursuant to A.R.S. 33-1810 (planned communities), the board of directors is required to conduct a financial audit, review or compilation of the association annually. The annual audit, review or compilation shall be completed no later than 180 days (6 months) after the end of each fiscal year and shall be made available upon request to the members within 30 days of its completion. If the association’s documents require an annual audit by a certified public accountant, then the association must hire a certified public accountant to conduct the audit.
I would like to review the annual audit for 2024. Has it been completed yet?
I would like to review the 2023 audit as well.

As an owner I'll expect these financials mailed to each and every owner of CCR within 30 days. You are 6 months behind the curve and no excuse will be accepted. Posting them as a pdf on this site does not constitute a legal posting due to the fact not all ownership visits this site. First order of business for the new Board, make it happen!
The elected Board is a fiduciary reponsible for owner financial resources which belong to all owners. Said owners have every right to see how their funds are allocated. Ask your attorney about them apples!
