I liked alot of what I heard, however as an Investment/Recreational owner I am not happy to hear about a $50 increase in annual assessments to subsidize the association for those who do not and or have not paid in a timely manner simply to fund roads services that full time owners provide 100% of all the roads complaints. This punishes owners who do pay assessments when due, 80% of which are not on the roads daily, not utilizing trash and wells amenities. This measure will backfire and not provide the budget relief the Board is expecting. Roads services consume nearly 85% of the annual funding. Roads expectations are inflated. Folks that live rural shouldn’t expect the Ventura Highway.
I suggest a voluntary Premium Assessment. Those that want glass smooth roads, wells and trash services could pay a fee equal to the current assessment in addition to the current assessment. Those Investment/Recreational owners who opt out would get no trash or water access. The base $250/year assessment should remain unchanged. Either charge the premium to those who live permanently, drive and put wear on the roads daily, empty trash probably a few times each week, draw large amounts of water from the wells or dial down roads expectations in a very rural setting and keep assessments as they are.
This had been discussed ad-nauseum in previous years and on previous Boards. Simple solution is to dial back roads maintenance and expectations. I welcome the arguments for or against below 👇.
