Feb 15, 2024 Board Meeting

So, there are Minutes on the web site from a Board meeting held on Feb 15. When and where was the meeting held? When and where were the property owners notified of this meeting and invited as per our rules and regulations? Why does this Board feel they can just do whatever they wish and totally disregard the ownership at large?? Their actions during the past several months are illegal and we should not allow them to get away with this behavior!


Also, there are no other Minutes from any other Board meeting from this year. I personally took Minutes from several meetings, last of which was in August before I resigned in be September. Not one of my Minutes was ever approved by a quorum of the Board, notably the President. The ownership has a right to see the Minutes from all Board meetings. If the Board didn't accept my Minutes why didn't they edit them so they could be posted on the website?


Also, under Budgets on the website there is a copy of the financial statement from the management company dated end of May, 2024. Where is the 2023 year-end statement and 2024 budget?? These documents were supposed to be mailed to all property owners via USPS along with Board election ballots before end of January!! Violation! We never even received nomination forms to see who may want to run for Board seats! Another violation!


We now have no legal Board, according to the original Bylaws, which are what we should be abiding to. Board member terms are one year and there must be an election each year. Yet another violation!!


If we have no Legal Board we no longer have a POA! Is anyone ready to pay for their own road and well maintenance? If this happens the locals will be drastically effected! And the ownership at large will no longer have to pay the same dues as the locals for nothing! Currently there is no respect, no written communication, nor voting rights for anyone who doesn't live on the Ranch! Is that fair if we are all paying the same yearly amount? Does this also mean that the developer can take back control and rights to our properties?? Worth looking into! Scary in my opinion!

I beg of you to read this over and over until you realize the magnitude of this situation. Then make some noise; share with anyone you know who doesn't have access to the web site! Reply to this post and voice your concerns and plans of action to stop these horrible legal violations and unjust treatment of the ownership at large!

And I neglected to mention that this Board created their own Bylaws and recorded them with Navajo County. This is totally illegal! Any modifications to CC&R's and/or Bylaws must be sent to the ownership via USPS for vote and we know we will never get a quorum, never have!!! What do they think they can get away with??? Uugghh! Our Ranch is going to hell in a hand basket unless we take action, and soon!!!
