Old Business
Eddie advised we have scaffolding set up around well 2, we are having the float system updated - it was failing and was preventing the well from filling up. This is being covered by Dennie Reed and Gus Buzinski and should be completed soon.
Lori - advised the financials and went over the issues we have all had trying to make our payments and the lack of availability with CPI for assistance, The board has made the decision to move to a new management company Sentry Management. The board has gone over everything the new management company has to offer and the ease of communication for owners. We advised as this change moves forward we will keep the owners updated as well as will Sentry to make the move as easy for everyone as possible.
We have done better in collecting the delinquencies and hope with the new mngt company we will get a better result in gathering past due assessments.
Allen - introduced himself, he advised he not only is volunteering for the board he works full time for the state and is also a volunteer for the county sheriff office. He advised he does patrol our ranch and with that he is trying to get an appointment set with the county assessor office to go over the names of the streets most traveled to get signage not only to help property owners but to allow better assistance for emergency responders on our Ranch.
Allen went over the testing of both weel 1 and well 2. he had the spickets and Hydrant nozzles tested and was pleased to advised the water was clear no issues. He will have testing done in DEC|JAN and again in MAY..For the future testing the Hydrant will be the area tested , and only if it shows contamination will there be more test run for that session.
Allen advised all in attendance we are now under a stage 2 fire restriction, for all owners to use caution and gave the information for the app WATCH DUTY for information on any active fire in our area.
Eddie wanted to go over the information on the roads, he stated we had to replace the batteries and inverter at the yard, these needed to be replaced due to age.
New Business
Solar at the wells
Eddie went over the information that we have sent all contracts and docs for the solar at the wells to our attorney and we are in the process of getting this resolved. We will advise it this moves forward.
We also advised the owners we are in the process of purchasing a new grater- the one we have has aged out for parts and bids are not plausible at this time so going in the direction of getting a newer grater is in the works and we are hoping to have one on the ranch in the next few weeks.
