The Ranch roads are in better shape than ever in my 12 years of being an owner here. That said, it is monsoon season. The roads can go from fantastic to pretty bad in a matter of hours. The road crew has been getting on them within days when this occurs. As for Hutch road, it is being maintained regularly. It is filled as needed and graded at least once a month if not more. The windmill project did have a positive impact on Hutch road. The county seems to have a solid maintenance plan. Duck Lake is being maintained well too. Again, keep in mind, the monsoons can be sporadic and have a big impact on the roads in a short period of time. As far as monsoon damage, what i have seen is small sections or areas can get hit hard and suddenly. The repairs needed are generally done in a matter of days. The association has a new grader and a fabulous road crew.
