CCRPOA collections, late fees and time lines for 2026/2027 discussed at 10-7-2027 board meeting

Chevelon Canyon Ranch Property Owners Association

Property Assessment Dues, Late Fees, and Collections Notice

The Chevelon Canyon Ranch Property Owners Association is implementing updated procedures for assessment billing, late fees, and collections. These steps ensure consistency, fairness, and compliance with our governing documents.

Annual Assessment Timeline

  • January 1: Property owners are notified of annual assessment dues.

  • April 15: Any unpaid assessment for the year is considered late and a late notice is issued.

  • August 15: A second late notice is issued if the account remains unpaid.

  • April 1 (subsequent year): Accounts from the preceding year that remain delinquent will be referred to collections on April 1 of the subsequent year.

Each late notice will include a fee equal to the amount charged to CCRPOA by the property management company for issuing that notice.

Special Transition Provisions for 2026

  • Owners who are late for 2026 only may become current through December 31, 2026, with no late fees applied.

  • Any 2026‑only delinquent accounts not made current — including payment of the 2027 assessment — by April 1, 2027, will be turned over for collections.

Extended Delinquency (2026 and Prior Years)

Owners who are delinquent for 2026 and previous years will be turned over to collections beginning October 16, 2026.

  • This action will incur a $550 additional assessment from the collections firm.

  • All payments for these accounts must be made directly to the collections firm, not to Sentry Management.

Payment Plan Option

The CCRPOA Board strongly encourages any owner who is behind on assessments — for this year or prior years — to contact Sentry Management immediately to establish a payment plan.

Payment plans may be requested by emailing: paymentplan@sentrymgt.com

If a payment plan is requested and approved before October 16, 2026, the account will not be forwarded to collections. Contact theboard@azccrpoa.com if you have started this process so we can remove you from the collections list sent to the attorney before October 16, 2026.

I don't have any concerns with the policy, but Sentry Management is terrible. I tried numerous times to provide my contact information and they still don't have it. I've never received any communication from them, ever. I had to spend about an hour on the phone to have them give me my account number for one of the Lots I own, and they couldn't help me with the other because it doesn't have a mailing address assigned by the County yet. Sentry is probably fine dealing with tract houses and condos, but they are incompetent handling raw land. Surely we can do better!
