Future Mailings will be Email

Due to the increase in postal and production costs, emails will be the most economical way to communicate in the future.  Newsletters, and correspondence from the board of directors CCR POA will be by email only.  theboard@ccrpoa.com

Voting for board members will be by email as well.  We are expecting to have an CCR POA Elections Officer who will not be a board member receive and count the votes with a monitor present at the time of ballot counting.

September Changes 

By-Laws for the CCR POA

A quorum of board members met and discussed the by-laws proposed in the past.  We found that most were not signed, some not dated. And none filed with the county so that folks would receive them from the county when buying property. We have been working on by-laws that make Chevelon a great place to buy and live.  A quorum of the board met 10/22/23 and we have new by-laws that will be notarized and filed with the county for the first time. We welcome suggestions for addendums or supplements for our by-laws.  Write to theboard@ccrpoa.com


Private Roads

For the past 23 years Chevelon Canyon Ranch POA has allowed access to state and federal lands for our licensed hunters.  Over the past few years this has created problems and become an issue.  

Hunters had become entitled and emboldened when using our roads.  Courtesy when driving on private roads is not only expected, it is mandated by Fish and Game.  When Fish and Game were contacted about our problem we were told “it's on their tag, to be courteous to land owners.” We were advised by Holbrook police to put up no trespassing signs with ARS 17-304 printed on them. 

We have had POA members' pet shot and killed, Trucks and ATVs traveling way too fast, hunters on private property using blinds as well as blocking access by parking across a private road to set up the scouting scenario. Also bags of trash left behind and left on our roads. 

We contacted Fish and Game and the Holbrook police.  Both stated we are under no obligation to allow access to our private roads. 

We met and discussed at length and voted to revoke the privilege of using our private roads to access the Federal and State public lands. The hunters for this area may use the power line easements two tracker roads only. 

If a hunter is in violation of our trespass sign. And you wish to do so, let them know they have trespassed and you want them to leave.  If they refuse you are advised to call 911 and report to Holbrook police all pertinent information, license plate number, a photo of their vehicle or of the person in violation of trespass. 

Roads Crew gets Rave Reviews

All of our roads have been looking great.  The current crew has done a great job and their work has not gone unnoticed.  Even with all the breakdowns of the equipment and parts that take months to order and receive, our roads crew gets the work done.  Kudos to David, Gus and all the men and women of our Roads Crew.  

WiFi to be restored at the Ramada

As you may already know, WiFi was destroyed by wind blowing over a tank and crushing our antenna.  We have received our new antenna and service at the Ramada will be restored shortly. Also at the Ramada, water and electricity lines to be installed at the Ramada as well.  Once again Road Crew thank you for your hard work and patience.

WIX restored 

Big Thank you to our new web administrator Peter S. for sorting out WIX and the rest of the online problems.  Wix, Google, Dropbox and our emails will be sorted out shortly.  Peter can be reached through theboard@ccrpoa.com

The criminal investigation is ongoing. The civil litigation is potentially expensive but the facts are on our side. On an unrelated note, Navajo County has successfully hired its hearing officers and they are issuing citations for code violations resulting in the commencement of enforcement actions. I hope to see my neighbor's parcel cleaned up soon. It only took the county 36 months to start following their policies. 😎
